Foundation and crawl space repair in Brownsville, on the Green River

Brownsville, the Edmonson County seat about 20 miles north of Bowling Green, sits on the Green River, and its city limits touch the western edge of Mammoth Cave National Park. River humidity and limestone ground shape most of what we fix there.

What makes Brownsville different?

Two things: the river and the rock. Brownsville was established in 1826 on the Green River, and its homes run from places close to the water to houses up on higher ground. The national park next door exists because of the caves in the limestone, and that limestone continues under the town and the rest of the county.

What do we usually find?

Mostly trouble under the house. Crawl spaces near a river stay humid through summer, and a humid crawl space grows mold on joists, softens sill plates and lets floor framing sag between supports. Outside, we look for settling at the corners, cracks in block and brick, and water that runs toward the house instead of away from it.

How do we fix it?

Order matters. Water and humidity come first: a sealed vapor barrier, a dehumidifier sized to the space, and gutters that discharge well clear of the footing. Structure comes next: adjustable steel posts on solid footings under a sagging girder, or piers under a corner that keeps dropping. Doing it the other way around just means leveling twice.

What about sinkholes?

Edmonson County is cave country, but most crawl space trouble here is moisture rather than voids. If we see signs of ground loss near the house, we stop and point you to the right specialist before anything else happens.

How we help homeowners in Brownsville

River-damp crawl spaces

Encapsulation with a sealed liner and a dehumidifier to pull humidity down where river air keeps it high.

Sills and joists

Softened sills and sagging joists supported or replaced, with new steel posts where the old piers have failed.

Settling corners

Corners and porches that keep dropping carried on push or helical piers to firm bearing.

Mold noted honestly

Visible mold on framing is recorded and the moisture behind it fixed; heavy growth is referred to a remediation company.

Gutters and grade

Downspouts extended and soil regraded so roof water leaves the foundation behind.

Repairs we bring to Brownsville

What people in Brownsville ask before we dig

Why is my crawl space so humid?

Warm, damp summer air drifts in through the vents and condenses on cooler surfaces under the house, and moisture rising from the ground adds more. Near the river it is worse. Sealing the crawl space and running a dehumidifier is the usual cure.

Will encapsulation fix my sagging floor?

No, but it stops the moisture that caused it. Sagging framing needs support, usually steel posts and sometimes new framing members, as its own part of the plan.

Is mold in the crawl space dangerous?

It signals too much moisture, and it damages wood. For large areas of growth we recommend a mold remediation company, while we fix the moisture and the structure.

How far is Brownsville?

About 20 miles north of Bowling Green. We inspect there at no charge.

We live right by the park. Are there special rules?

Private homes outside the park follow normal county rules. We confirm permit requirements for your address before work starts.

How long does a crawl space job take?

Most run one to three days once materials are on hand. Bigger repairs with new footings take longer, and the schedule is in writing.
