Foundation repair in Oakland, a small city named for its trees

Oakland is a small incorporated city, 198 people at the 2020 count, tucked beside US 68 and I-65 just west of Smiths Grove. William Radford named it for its oaks in 1859, and the trees are still part of the foundation story.

Big trees, clay and a dry August

Oaks are a fine thing to have in a yard, and Oakland has a name that says so. Next to a house, though, a large tree is also a pump. In a dry late summer its roots pull moisture out of the clay, and clay that dries out shrinks. If the tree stands close enough, the soil under one side of the footing can drop a little each dry season while the rest of the house stays put. The result is a crack that opens in late summer, partly closes when the rain comes back, and then opens a little wider the following year.

That pattern is easy to misread. A crack that comes and goes looks less worrying than one that only grows, but over several years it adds up. We measure it at different times of year when we can, and compare floor elevations on the tree side against the far side of the house.

Before you cut a big tree down, talk to us or an arborist. Taking out a large tree all at once can let the clay around it swell back as it rewets, which causes movement of its own. Sometimes a root barrier, or simply keeping the soil evenly watered through dry spells, is the better first step.

Oakland incorporated as a city in 1977. Whatever the age of your house, the ground under it is the same Warren County clay over limestone, so drainage and steady soil moisture matter as much as the trees do.

How we help homeowners in Oakland

Tree-side movement checked

Floor elevations and crack widths compared on the side nearest a big tree and the side away from it.

Seasonal crack tracking

Crack widths logged in dry and wet seasons so a cycling crack is not mistaken for a stable one.

Piers below the root zone

When a corner keeps dropping, piers carry the footing below the clay the roots dry out.

Floor leveling

Sagging crawl space floors raised in stages on adjustable steel posts set on solid footings.

Steadier soil moisture

Downspout and grading changes that keep moisture more even around the whole footing.

Close to the interstate

Oakland is a few minutes off I-65 and US 68, and the inspection is free.

Repairs we bring to Oakland

What people in Oakland ask before we dig

Can a tree really move my foundation?

Indirectly, yes. Large trees draw water out of clay in dry weather, and drying clay shrinks. If the tree is close to the house, the footing on that side can settle.

How close is too close for a big tree?

There is no single rule, but the bigger the tree and the nearer its canopy reaches to the house, the more its roots can affect the soil under the footing. We look at the actual tree, the soil and the cracks.

Should I take the tree down?

Not without a plan. Removing a large tree can let the clay rewet and swell, which moves things too. Piers, a root barrier or steady watering in dry spells are sometimes better choices.

Do you work in Oakland?

Yes. Oakland sits between Bowling Green and Smiths Grove, well within our area, and the visit is free.

My crack opens in summer and closes in winter. Is that okay?

It means the soil is cycling with moisture. If it is also slowly getting wider year over year, the foundation is moving and needs attention. A year of measurements tells you.

Will leveling the floor close the cracks?

Leveling closes some cracks and relieves the stress behind them, but drywall and brick usually need cosmetic repair afterward. We tell you what to expect before we lift.
